NEW HOMES
New
homes are NOT currently
an
option for investors
or second home
purchasers looking
to purchase in the
Las Vegas Valley. A
majority of the
builders will NOT
sell to investors or
individuals looking
for a second home.
There are, however,
a few investor or
second homes
available in age
restricted
communities.
New
homes have also not
been a very good
option for families
looking for an owner
occupied home.
In most
developments, you
are placed on a
waiting list of 3-12
months until you may
write a contract.
During that period
of time, the price
of a home also has
been increasing
significantly.
The home is not
built until the
contract is written
and then, depending
upon the builder, it
may take 5-12 months
before the home is
built and the buyer
may move into the
home.
Homes
have been
appreciating so
sharply in the last
12 months that the
search tool that I
was using that has
not been able to
keep up with the
price changes or
development changes.
